Primland owns 12,000 acres around the majority of the estate lots and maintaining the natural beauty and serenity is a priority. Of this, much of the property is steep and undevelopable which allows for natural protection of the view sheds. Lots are laid out so that buyers will own the immediate viewshed which naturally protects their view.
At this time, The Estates will not be offered an opportunity to participate in a nightly rental program. You can, however, lease your home long term. More specifics are available on this as part of the Estate’s CC&Rs.
Property Tax is $0.73 per $100 FMV, and the approximate closing costs are 2-5%.
Estate lots will be serviced by private driveways off of Didier Primat Parkway and Laurel Hill Lane. Didier Primat Parkway will be maintained by the Master HOA; Primland Resort Owners’ Association, INC.
Within the details outlined in Design Guidelines, our design review process includes:
Pre-Design Conference - Meeting scheduled within 14 working days of receipt of pre-design conference request form.
Preliminary Design Review - Application documents to be submitted 14 working days prior to the next scheduled DRB meeting. Written comments from the DRB meeting provided to the Owner within seven working days.
Final Design Review - Application documents to be submitted 14 working days prior to the next scheduled DRB meeting, and within one year of preliminary design approval. Written comments from DRB meeting and/ or written notice of final design approval provided to Owner within seven working days.
Building Permits - Owner applies to Patrick County for all applicable building and use permits. Currently Patrick County has 30 days to return comments on construction plans or issue permit.
Construction- To be completed within 24 months after commencement.
The architectural review board estimates 30 days upon receiving plans etc. Owners have two years to start construction and 18 months to construct the home. Building permits are the responsibility of the homeowner and contractor and should be considered in relation to these timelines.
